The Space

Downstairs:

Lovingly renovated and to maintain its period charm with exposed beams and slate floors, The Old Farmhouse now benefits from a whole host of modern touches including underfloor heating and a Sonos sound system.

Living room 1: comfortable leather seating, log burner and french doors leading out into the garden. This is the perfect space to curl up with a good book or simply enjoy a glass of wine fireside.

Living room 2: comfortable seating with 50” Smart TV, Sonos sound system and connection hub for games consoles. The perfect space for movie nights or space for the kids to call their own.

Bespoke country kitchen and dining area with breakfast bar, electric range, microwave, fridge/freezer, wine cooler, dishwasher, instant hot water tap, and large dining table.

Utility room with washing machine, the perfect place for damp dogs and muddy boots! There’s also an outside tap nearby should you need to wash anyone down.

Master bedroom with king-size sleigh bed and en suite with shower over bath & toilet.

Second bedroom with king-size sleigh bed and en suite with walk-in shower & toilet.

Outside

The Old Farmhouse benefits from a large enclosed lawned garden featuring a patio area, sheltered hot tub & secure bike storage.

Given its position, the south-facing garden enjoys the sun from morning until late afternoon when it drops behind the barn.

There’s plenty of space for little legs and canine companions to run free in the garden however, there are plentiful walks available from the doorstep.

The property has a natural water supply from a spring.
The property benefits from an energy efficient eco-friendly ground source heat pump.
Please note: the hot tub may not be up to temperature on arrival due to cleaning and water changes.
There is an unfenced stream in the garden so we ask that small children be supervised at all times.

Location

The Area

Enjoy lake-life on the shores of Coniston Water, just a short drive away. If you have your own equipment you can access the lake from various points along the western shore or alternatively head to Coniston boating centre where you will find a whole host of water-based activities throughout the year, including kayaking, paddle boarding, canoeing, and rowing.

If you’re looking to gain some altitude and admire the views from the top during your time here, the Coniston Fell Range is accessible from the front door and includes seven magnificent Wainwright summits (Coniston Old Man, Dow Crag, Swirl How, Brim Fell, Wetherlam, Great Carrs & Great Friar).

For lower level walks, you're spoilt for choice. Meander through fields, woodland and across low fells nearby.

For mountain bikers the tracks and trails of Grizedale Forest are accessible from the east side of the lake and are suitable for all abilities.

Torver has a popular country pub and deli just a short walk from the property along with an inviting cafe and art studio, all of which are dog friendly.

Coniston village is just over 3 miles away and enjoys a plethora of cosy country pubs, independent shops, and inviting cafes. Again, most of which happily accept canine companions.

"Wow! The only way to describe this cottage & its surroundings. As soon as we walked into the property we felt a sense of calm. And even though it rained every day of our holiday it didn’t matter as the cottage had everything you needed to unwind & relax. Big comfy sofas, smart TVs in every room & best of all the most amazing copper bath (which you can lie in & listen to the waterfall outside). The cottage location is perfect if you want to get away from it all but still be able to visit places. Hawkshead & Ambleside are close by for amenities (15 & 30 mins drive respectively) & Grizedale Forest is within walking distance of the property. We loved it & will most definitely visit again!"
