Letting Agent

Lakes and Country Escapes is a trading name of Lakes and Country Ltd.

Lakes and Country Escapes acts as a letting agent for the properties advertised on this website. Any booking arranged by Lakes and Country Escapes creates a contract between the client and the owner of the property for which the booking is made.

By placing a booking on this website you agree to accept the booking terms and conditions set out below.

1. Property

You are booking a property as advertised on this website. This includes property description, list of facilities available and photographs of the property. You should satisfy that the property is suitable for your needs prior to making a booking.

We cannot be held responsible for any other description of the property on third party websites.

2. Booking Confirmation

Booking confirmation is a contract between you and the property owner.

When you make a booking on our website we will send you a booking acknowledgement before we process your booking. Please do not make any further travel arrangements until we send you a booking confirmation. The booking is only confirmed when either a deposit or a full balance is paid and a booking confirmation is sent to you.

Bookings for arrivals within 2 calendar months require a full payment upon booking.

Bookings for arrivals more than 2 calendar months in advance require a deposit payment of 25% with the remaining balance then due 2 calendar months before the day of arrival. We reserve the right to cancel a booking if the balance payment is not paid despite our request and/or reminder.

Provisional bookings do not guarantee the booking dates and are offered as a goodwill only at our discretion.

3. Fees and charges

We do not charge a booking fee.

We do not charge extra for credit card payments.

Pets are charged as extra at £5 per pet per night.

Administration fee of £30 is charged for moving a booking to a different date (see Booking Date Changes & Cancellations for more info).

Refundable damage deposit may be charged. This is clearly indicated on each property description if applicable.

4. Booking Date Changes

You may change your holiday date no later than 4 weeks before your arrival, the request must be made in writing (email). An administration fee of £30 will be charged. The change will also be subject to any difference in price. The new date will not be confirmed until all extra charges are paid in full.

5. Booking Cancellation

If you need to cancel your booking this must be done in writing (email).

If we are able to re-let the property we will issue a refund less 25% of your booking value (deposit) and less the shortfall in price of the new booking.

If we are unable to re-let the property we will forfeit all monies paid to us. In exceptional circumstances we may consider a different arrangement solely at our discretion.

We strongly recommend you have an adequate travel insurance in place or use XCover at the time of booking. XCover is a third party product offered for your convenience. All claims must be made directly to XCover.

6. Force Majeure

Force Majeure includes but is not limited to war, terrorism, earthquake, act of government, plague or epidemic. Bookings cancelled due to Force Majeure where national or regional travel restrictions are put in place will be either issued with a full refund or a credit voucher to the value of monies paid to be used for future bookings.

7. Arrival & Departure

Arrival time for our properties is 4pm. Earlier arrival may only be possible if the property had not been occupied prior to your arrival – please enquire on the day of your arrival.

Departure time is 10am. Property must be vacated promptly for cleaning. Later departure may only be considered in exceptional circumstances.

8. Your Stay

a. Please have the arrival documents with you on your way to the property. We recommend you print them or save them on your device as mobile signal may be limited in certain areas.

b. Properties can only accommodate up to a maximum allowed number of guests. No extra guests are permitted to stay in the property or camp in the property garden.

c. Bed linen and towels are provided as standard in all of our properties. Towels should not be used for pets or taken for use outside the property.

d. Baby equipment is only available in properties where indicated. We are unable to provide any extra baby items if they are not offered as per property description. Where travel cot can be provided it will not include any bedding or linen and you would need to bring all these items with you.

e. Bookings with pets are on following terms: pets are charged at £5 per pet per night; pets should not be left unattended in the property; pets should not be allowed on furniture; all evidence of pets should be removed from the property and the grounds of the property prior to departure; any damage caused by pets should be reimbursed to the property owner. Each property will accept a maximum number of pets as stated in the property description. No extra pets are permitted to stay in the property without prior consent from the agency/property owner.

f. In the unlikely event that you find any shortages on your arrival please contact us for assistance at the earliest opportunity. We will endeavour to rectify any problems in reasonable time frame. Regrettably we are unable to deal with any complaints after your stay.

g. Neither we nor the property owner will be liable for any disruption to services provided by third party suppliers (e.g. internet connection). We will help to communicate the issue to relevant supplier in order for the service to be restored as soon as reasonably possible.

h. Neither we nor the property owner will be liable for any disruption caused by unforseeable breakdown of any appliances in the property during your stay. We will use reasonable effort to remedy the situation.

i. Neither we nor the property owner will be liable for any disruption caused by reasonably unforeseeable events and events beyond our control. These events include but are not limited to extreme weather conditions, natural disasters, wildlife invasion, construction works and road closures.

j. Neither we nor the property owner will be liable for any valuables left in the property at the time of your stay. Please make sure the property is left secured at all times.

k. On departure please leave the property tidy and report any breakages and accidental damages. You will be liable for the cost of replacements or repairs should this be requested by the property owner. An extra cleaning fee may be charged if the property is left in unreasonable state.

9. Complaints

In the unlikely event that you are not happy with your accommodation or service provided please contact us at the earliest opportunity during your stay so we could rectify any issues you may have. We will not be able to act on any complaints where we and/or the property owner were not given the opportunity to rectify the issue or if complaint was made after your departure.

We will pass your complaint onto the property owner and/or deal with it on behalf of the owner. We will not be liable for any compensation claims related to shortfalls of the property.

Where the agreement cannot be reached to completely satisfy both parties we will make a reasonable decision in terms of a solution to benefit both parties.
