"The accommodation is exceptional ⭐️.. Beautiful location in the forest and right by a fast running river, so beautiful listening to the water cascading down over the rocks. Everything was excellent. So comfortable, and gleaming clean. Great Super King Bed, lovely shower, and the bath, well we had lovely soaks after our walks. Loads of hot water. A fab kitchen with everything you need, even loved the crockery. Welcome pack full of goodies. This is certainly top notch. With a 10 minute drive into Hawkshead a lovely village. Great Tea shops, we ate at the Queens Head. They have leaflets for local circular walks. Drive and Park at Wray Castle nearby, great walks and a fab Joeys coffee shop, we also went to Tarn How nearby another great walk with a Joeys for a coffee/sausage roll/ cakes and loos. We can’t wait to come back."

"Fantastic home, finished to a very high standard and beautifully decorated. Location is ideal, tucked away from tourist hotspots but still driving distance from all the main sights in the Lake District. Used as a base to explore Ambleside, Ullswater, Windermere and Helvellyn."

"Beautiful converted barn in very rural setting close to Grizdale forest and a few local tarns and lakes (including Coniston, Windermere and Esthwaite). It had a nice homely feel and it was a well-equipped property across three floors. The property was well described and the hosts were responsive, friendly and helpful. Lots of tourist hot spots were accessible by car, but drivers need to keep in mind that roads are narrow and obviously shared with walkers. It would be a great location for those who enjoy hill and forest walking."

"This property located on three levels is finished to the highest standards. Compliments to the interior designers and craftsmen/women involved. Kitchen (on top level) fully stocked and two large bedrooms as pictured with modern and immaculately clean bathrooms. Walked to the local pub along a stream-adjacent woodland path emerging onto a quite road about half way. Ensure you write the key code down prior to arrival as signal is poor for many carriers. Once inside wifi was excellent.. An excellent property."

"This house was a great find, we loved the location as it was so quiet and away from everything, but also having Grizedale Forest so close-by was fantastic. We are a family with two children (ages 8 and 11) and I'd say it is pretty much perfect for that! The place was super clean and the kitchen facilities were second to none. I'd highly recommend!"

"Beautifully placed property, ideal for exploring the walks of Grizedale Forest (both from the house and a short drive away) and the surrounding Lakes. Super flexible and accommodating host, thank you. It made navigating our stay with a 15m old baby so much easier! Very comfy bed, and really nice place to relax for a few days."

"This is a beautifully-renovated barn in a picturesque and peaceful corner of the Lake District. My partner and I wanted a romantic getaway and this fitted the bill perfectly, with a waterfall just yards away. To have a double-ended copper bath in the master bedroom is a delightful luxury and the bed is phenomenally comfortable. In the kitchen and lounge, there’s pretty much every bit of kit you could need to keep yourself happily fed and entertained. Plus, the sofas are very cosy indeed. A welcome pack came with a lovely bottle of prosecco which started off our stay in the best way. This place looks just like its photo album. If it’s available, you really won’t regret booking it."

"An absolutely magical property in an idyllic setting. The accommodation is of an exceptionally high standard. We arrived at night and had the joy of discovering the nearby waterfall the next morning as the sun came up at 5.30am. Located far away from the crowds but near enough to access Windermere and Coniston and the surrounding villages. Will definitely stay here again."

Thank you for letting us stay in this wonderful property. It is immaculately presented throughout with some fabulous features. We were delighted to watch a mother and baby bird nesting from the upstairs lounge window. The beds were super comfortable and we loved the peaceful sound of the stream when the windows were open. This was our first time visiting the Lake District and we had an amazing time. We hope to return again in the future."

"Perfect stay at this luxury barn! Just returned from a week staying here and it was absolutely perfect and just as described. The bed is massive and comfy as are the sofas, the shower is really powerful, and loved the proper coffee machine. Plenty of space to while away a cosy happy few hours each day. The location was great for us as were we looking to walk and relax but if you’re wanting more amenities might not be the best, about 30 mins drive to a lot of local places, Ambleside, Bowness, Coniston, etc, this worked for us and we enjoyed the tranquility of the spot and also did a couple of walks straight out from the house. We’ll definitely be back!"

What an amazing trip! We came here for my 30th birthday celebrations and had the most fantastic time! The house feels like a second home, it's immaculate, cosy and really modern. Love the standalone bath tub! Everything we needed was provided and we've been extremely comfortable here. We did some fab walks in the Langdale valleys and around Coniston lake. Everything here has exceeded our expectations, what a fabulous holiday it's been!

"This place is a real treat. Such a beautiful place to stay. Spacious with Beautiful finish and furnishings make for a luxurious retreat in a great location to explore the Lakes. Highly recommend. We visited for our honeymoon so there were only 2 of us which made it pricier but totally worth it. Lots of space to visit as a 4 with bedrooms on separate floors for privacy."

Thank you so much for allowing us to stay in your beautiful cottage, it really is stunning and we couldn't have asked for any more. The quality of workmanship, your attention to detail, colour choices and layout make for the perfect balance of what we were looking for in a lakes escape retreat. Touches of luxury while still remaining practical but homely. We were fortunate to be blessed with amazing weather for the full week so didn't spend much time indoors and we found the cottage perfectly positioned for everything we wanted to do, excellent mountain biking trails just up the road, 'Go Ape', paddle boarding on Coniston (more chilled than Windermere), random adventures leading to breathtaking views and white water rafting. A truly amazing week we'll never forget.

For this newly renovated barn, we couldn’t have asked for a better place to stay. We stayed here for 4 nights as our little country break and we enjoyed every single minute of it! The house is situated in a lovely little village which is tranquil and idyllic. It’s perfect for a little getaway from the busy city life! It is exactly how it looks online and to be honest it was beyond our expectations!! From the appliances, the location, the lovely neighbours, and owners. Just perfection! We fell in love with this cute little place and without a doubt will be returning and recommending it to as many people as we can! Thank you so much for letting us stay here and what an amazing renovation you have created, you should be very proud! Ps. For coffee lovers, there’s a wonderful Smeg Coffee machine, which was one of my favourite little add ons to this beautiful place, so be sure to bring some ground coffee along with you to enjoy and be your own barista!

This is a beautifully and thoughtfully renovated property, with plenty of room for two couples/a family getaway in the lakes. The property is a little off the beaten track and it’s worth investigating taxis before you arrive (not much phone signal - which could be an advantage!). Everything during our stay was clean and comfortable and there was a lovely welcome pack with treats and information about the area. We’d recommend the Eagles Head pub up the road in Satterthwaite and the breakfast at the Old Boathouse Cafe on Esthwaite.
